High-End New Build – Mangawhai
Project Overview
This project involved the complete renovation of a luxury coastal home in Mangawhai Heads. The scope included three designer bathrooms, a new kitchen, laundry, and an upgrade to a Rinnai 250L mains pressure hot water cylinder. The home also underwent a full exterior reclad and reroof, completely transforming the property while maintaining its relaxed coastal character.
Extreme Plumbing & Gas supplied and installed all plumbing fixtures, including the toilets, tapware, and baths, working closely with the builder, interior designer, cabinet maker, and homeowners to deliver a premium finish.
Challenges
As with most high-end renovations, this project presented several technical challenges that required careful planning and collaboration. The ensuite was completely reconfigured to create a larger, more luxurious space. Achieving the new fixture layout required extensive rerouting of water and waste pipework through existing floor framing while navigating timber joists and structural steel beams. With the downstairs ceilings remaining in place, there was no access from below, meaning all alterations had to be completed from above.
The downstairs bathroom was transformed from an acrylic shower tray with a corner waste into a fully tiled walk-in shower with a centred waste. This required cutting and breaking out the existing concrete floor so the drainage could be relocated before the shower was waterproofed and tiled. Another key challenge was coordinating with the cabinet maker. Every vanity was custom built, making detailed shop drawings essential before commencing the plumbing rough-in. The selected basin bowls featured offset wastes rather than standard centred outlets, requiring every water feed and waste pipe to be positioned with millimetre precision to ensure perfect alignment once the cabinetry and stone tops were installed.
Being an Auckland-based plumbing company completing a project in Mangawhai Heads also required detailed scheduling and communication. Careful coordination with the builder, interior designer, and homeowners ensured each stage of the plumbing works was completed at the right time, minimising travel while keeping the project progressing smoothly.

Working closely with Black Diamond Builders and the interior designer from the early planning stages allowed us to identify potential issues before they became costly problems.
We carefully designed new pipe routes around the existing structural framing while maintaining the desired bathroom layouts, relocated the downstairs shower drainage to suit the new tiled shower, and completed precision plumbing set-outs for every custom vanity using the cabinet maker’s detailed drawings.
Throughout the build, regular site walkthroughs with the homeowners, builder, and interior designer ensured every fixture location, height, and finish was agreed before walls were closed. This collaborative approach resulted in an efficient installation and a seamless finish throughout the home.
As part of our scope, we also supplied and installed all toilets, tapware, baths, and the Rinnai 250L mains pressure hot water cylinder before completing the final fit-off, testing, and commissioning of the entire plumbing system.
Outcome & Result
The completed renovation is a stunning example of luxury coastal living, combining bespoke design with meticulous plumbing craftsmanship. Every fixture integrates seamlessly with the custom cabinetry, premium finishes, and architectural detailing, delivering bathrooms and living spaces that are both functional and visually striking.
Despite the structural constraints, extensive drainage alterations, and the logistics of managing a project outside Auckland, the renovation was delivered to an exceptionally high standard through careful planning, strong communication, and close collaboration with the entire project team.
